TENANT QUALIFICATIONS

Utility/Insurance:

  • Our application fee is $85.00 per applicant
  • Admin fee for approved applications is $250.00
  • Studio- Water $50.00 / 2 bed- Water $75.00
  • Liability Insurance $14.50
  • Gated Parking $25.00
  • Pest Control and Trash $25.00
  • Pet fee is $300.00 one time first pet
  • No aggressive breeds are allowed, and all applicants must go to petscreening.com to fill out an application. Only pet owners will be charged $25.00.

Tenant Qualifications:

  • We do a background check on each adult over 18 that will be living in the house.
    • We look for no evictions in the past 3 years and no sexual or violent felonies.
    • Misdemeanors will be considered on a case by case basis but nothing that shows history of theft or violence.
    • Bankruptcies MUST be discharged
    • We look for a minimum credit score of 575
  • For income, we look for 3 times the rent amount after taxes.
    • We will need 3- 4 pay stubs AND a bank statement to show income
    • If you are self employed you will need last years tax return and 2-3 most recent bank statements
  • If you are moving from another state:
    • You must show that your job is transferring or a salary letter from your new employer
  • We use a deposit alternative program, your bond amount is determined by your income, credit and rental history.
